11 Gull Rock Road is an approximately 5,150-square-foot, 6-bedroom, 5.5+ bathroom new construction residence in the Sag Harbor Hills community, designed and built by Devcora in partnership with Andreassi Building Company. The project presented a distinct set of challenges: a corner lot subject to double front yard setbacks, which significantly constrained the buildable footprint, and a program of this scale that required multiple rounds of Architectural Review Board review to secure approval on massing, materiality, and neighborhood compatibility.

The design resolves those constraints by integrating over 1,000 square feet of outdoor living space across covered and open patios, a fireplace-side porch, a primary bedroom balcony, and an entertainment area anchored by a heated gunite pool and pool house. The result is a home that lives substantially larger than its footprint suggests, with indoor-outdoor connectivity built into every level.

Steps from the private Sag Harbor Hills beach with direct access to Sag Harbor Bay and minutes from Sag Harbor Village, the finished product reflects the team’s ability to deliver at scale on a site where the zoning and design constraints made that outcome far from guaranteed.
