78 Walker Avenue is a 3,020-square-foot, 4-bedroom, 4.5-bathroom ground-up residence in the historic Azurest bayfront community of Sag Harbor Village, developed by Devcora in partnership with Fairview Builders. The project required our team to maximize a constrained 0.14-acre parcel within a neighborhood known for its architectural sensitivity and strict community oversight.

Working within tight lot dimensions, the design captures water-facing views of Sag Harbor Bay while maintaining privacy through native boulder retaining walls and considered landscaping. The site program — a heated gunite pool with Italian marble coping, Belgian block and crushed bluestone driveway, and outdoor entertaining space — was carefully engineered to fit within the buildable envelope without compromising the outdoor experience.

Inside, the material palette was selected to balance a coastal sensibility with lasting quality: Alaskan yellow cedar cladding and standing seam metal roof on the exterior; 7.5-inch white oak flooring throughout; a Breccia Calcutta marble kitchen island paired with Sub-Zero and Wolf appliances; and Italian Gold Calacatta marble in the primary bath with radiant heat in every bathroom. A custom floating monostringer staircase leads to the upper level and an ipe roof deck with mahogany railings. The finished lower level was built to the same specification as the floors above.

The property conveys deeded beach access and mooring rights in Sag Harbor Bay, with walkable proximity to Havens Beach and the shops and restaurants of Main Street.
